Construction Management
We at The Cornice Company have a variety of knowledge and experience in the Construction Management industry. From initial phases of estimating and scheduling, through project completion and final occupancy, we can provide all the services surrounding the Construction Management of any client project. From the very beginning we review all construction documents to ensure that a proper budget and schedule are in place. We also work closely with our clients in the beginning to determine the best project approach for the job. We precisely select proper project team members that will be most effective in resolving any disputes or conflicts that may arise. When required, we go through the bidding process from beginning to end, to ensure proper procedures are followed in order to gather the best and most competitive bids. We also track past bidding climates to give clients a good idea of what to expect come bid day. With the combination of our cost control and estimating skills, along with thorough schedule management, we can ensure any client’s project can be finished on time and within budget.
Design/Build
The Cornice Company, Inc. is also proud to offer design-build services. The design–build route changes the traditional sequence of a project for the benefit of the client. Instead of the ‘design-bid-build’ approach to construction projects where the Architect is hired separately, documents are completed, the project is bid, and then the Contractor is hired and involved only during construction, in the design-build process the Architect and the Contractor are not separate entities and instead work together from the start of the project for the best whole solution to fit the client’s needs while reducing the overall project schedule. It answers the client’s wishes for a single-point of responsibility in an attempt to reduce risks and overall costs.
Additional benefits include better communication, more accurate estimating, budget review and development throughout the entire project, constructability confirmation throughout design, and reduction of the delivery schedule by overlapping the design phase and construction phase of a project.
